Most repairs can be sorted in just a few clicks or one phone call. Walk through the four steps below — if it’s an emergency, you only need step 1.
Is it an emergency?
Some repairs can’t wait. If you have any of the following, call us straight away — at any time of day or night:
- Gas leak or smell of gas
- No heating in winter or no hot water
- Burst pipe or major water leak
- Electrical fault you can’t safely isolate
- Smashed window or broken external door (security issue)
For anything else, you don’t need to phone — continue to step 2 and submit it online or by email.
Have what you need ready
Before you submit, it helps to have:
- Your property address and tenancy reference — you’ll find your reference on any rent letter
- A description of what’s wrong and where it is in your home (which room, which appliance, when it started)
- A photo or two if you can — this really helps us send the right person with the right parts
Tip
If the issue is with a shared area (close lighting, communal door, garden) you don’t need a photo — just describe the location.
Submit the request
The quickest way is through our online portal — it takes about three minutes and you’ll get a reference number straight away.

Already reported it?
If you’ve reported the same issue before, mention the original reference number — we’ll pick up where we left off rather than starting a new repair.
What happens next
We’ll acknowledge your repair within one working day, usually much sooner. Depending on what’s involved, a surveyor or contractor will be in touch to agree a visit time that works for you.
You can track the status of your repair at any time through your online account, or by calling us with your reference number.
Most repairs are completed within our published service standards — non-urgent jobs within 10 working days, urgent jobs within 3, emergencies attended within 24 hours.
